Oxford North is the masterplan for an Innovation District on the northern edge of the city. At 64 acres, it will be a globally significant, sustainable district. It includes 1 million sq ft of workspace and research facilities alongside new homes, hotels, shops and open spaces supporting contemporary ways of working and living and helping to boost the local and national economy.
The masterplan spans across 3 parcels of land divided by the A40 and A44 highways. Each parcel contains significant public open space covering more than a third of the site. Canalside Park, along the western boundary slopes away from the built development, will form a naturalistic boundary between the development and the neighbouring canal landscape. ‘The Meadow’, in the central parcel, will provide a focus to the development; the eastern parcel will wrap around a central open space.
These landscape spaces have been defined in planning to allow for future flexibility as the development is brought forward.
Strategies for the landscape have been designed to complement the sustainable ethos of the site, with strategies for planting, biodiversity and sustainable urban drainage, developed by the design team and embedded into the scheme.
The hybrid planning application was consented in 2021 with works on site commencing later the same year. Following consent, the practice has taken forward the designs for a number of routes and spaces, including Canalside Park and the central Link Road to establish the landscape and transport framework for future development.
